Why the semi-dry
method is better

Outdated method

Traditional (wet) method

Too much water in the mix: as it evaporates you get surface defects, shrinkage cracks and warping. Higher cost, longer schedule, greater risk of defects.

✓ Recommended

Machine-applied (semi-dry) method

Minimum water content — exactly as much as the cement needs to hydrate. A lower water-cement ratio means less cement for the same volume, and cement is the most expensive part of the mix — hence the lower price at higher quality. Shorter schedule, a perfectly flat surface with no cracks or shrinkage.

Why semi-dry
screed is better

Semi-dry floor screed — a modern way of levelling a floor with cement-sand mortar containing a minimum of water. Unlike classic wet screed, it holds only as much water as the cement needs to hydrate. The mortar is delivered to site by a pneumatic pump — in our case professional Brinkmann and Putzmeister machines — which lets us work as high as the 30th floor.

The main advantage of semi-dry screed over wet screed is no leaks to the floors below, plus minimal shrinkage. A 50–70 mm layer hardens within a day to the point where it can be walked on carefully; tiles usually go down from day 7–14, and moisture-sensitive finishes (laminate, parquet) after a residual moisture check, roughly from day 21. A classic wet screed only reaches full strength at 28 days and takes longer still to dry out (about 1 week per centimetre of thickness), and it often cracks when the water evaporates too fast.

Fibre reinforcement and a plasticiser in the mix make the screed strong and elastic. The surface comes out perfectly flat — typically 2–3 mm under a 2-metre straightedge, which meets the stricter requirements of DIN 18202 and current Ukrainian building codes for laminate, engineered board, tile, linoleum and porcelain stoneware.

Screed for underfloor heating — a separate job we handle regularly. The minimum thickness over water underfloor heating pipes is 45 mm to DIN 18560 (we lay 50 mm), with a total of 70–80 mm.

We work across Kyiv and the Kyiv region — Brovary, Irpin, Bucha, Boryspil, Vyshneve, Hostomel. The site survey is free. We work under contract and provide a 1-year warranty. Prices start from UAH 425/m² — get an exact figure for your site with our calculator.

Tolerances and standards

We hand over screed to the European standards DIN 18560 and DIN 18202. To avoid arguments by eye, we give the client a document up front with concrete figures: which deviations are acceptable and how to measure them correctly.

What's inside
  • — Surface flatness: straightedge method, tolerances 2–15 mm
  • — Levelness: deviation from the horizontal plane
  • — Screed thickness by type and load
  • — Heated screed and the heat-up protocol
  • — Strength classes CT-C12…C40 (DIN 13813)
  • — Movement joints and their layout
  • — Residual moisture for parquet, tile and PVC
  • — Timelines: when you can walk on it and load it

The screed is laid by the semi-dry method using a diesel pneumatic pump (Putzmeister/Brinkmann), a power trowel (600 mm disc) and a professional laser level. Minimum order 20 m².

The price of the work includes:

Delivery of equipment to site, mixing and pumping the mortar to the laying area, fitting edge strips, laying the cement-sand mix to a laser level (instrument tolerance ±1 mm per 10 m), power-floating the fresh screed and cutting movement joints.

* — prices apply within Kyiv, for a 5 cm screed, with a tolerance of up to 3 mm under a 2-metre straightedge.

** — materials include the M100 cement-sand mortar, edge strip and fibre. Not included: plasticiser, reinforcing mesh, waste removal, priming and substrate preparation.

What our
clients say

★★★★★

We ordered screed for an 85 m² apartment. The crew arrived on time, finished in a single day, and the level showed only 1–2 mm deviation. Recommended.

— Oleksandr K., Kyiv
★★★★★

Very happy with the work. Everything was clean and tidy, and the price matches the quality. I recommend them to anyone renovating a new-build.

— Nataliia V., Kyiv
★★★★★

We ordered screed for a 130 m² office. I doubted they would finish in a day — but they did. The crew worked non-stop and cleaned up afterwards.

— Mykhailo R., Kyiv region

Frequently asked questions

How much does floor screed cost in Kyiv?
Machine-applied semi-dry floor screed in Kyiv and the region starts from UAH 425/m² (grade M100, no extras). The exact price depends on area, thickness, mortar grade and extras (fibre, plasticiser, mesh). Get an exact figure with ourcalculator or book a free site survey.
How long does floor screed take?
One crew lays up to 150 m² of semi-dry screed in a day. You can walk on the screed carefully after 24 hours. Tiles can go down from day 7–14; moisture-sensitive floors (laminate, parquet, vinyl) only after a residual-moisture check (≤2%), roughly from day 21. Full design strength is reached in 28 days.
How thick should a floor screed be?
The minimum thickness of semi-dry screed over a concrete slab is 40 mm, 50 mm over insulation and 70–80 mm over underfloor heating pipes (DIN requires at least 45 mm above the pipes; we lay 50). For an apartment 50–70 mm is optimal.
How high can you pump the mortar?
Our equipment Brinkmann and Putzmeister can pump semi-dry mortar up to the 30th floor vertically and up to 200 metres horizontally without losing mix quality. This is some of the most powerful equipment on the Kyiv market.
Why is semi-dry screed better than wet screed?
Semi-dry screed dries faster, causes no leaks to the floors below, is less prone to cracking and is laid in one day by machine, with no extra levelling needed. Ideal for apartments, underfloor heating and projects on tight schedules.
What warranty do you give?
We provide an official 1-year warranty on all screed work. We work under contract. Over 20 years of experience on the Kyiv market and over 500 completed projects.
Do you lay screed over underfloor heating?
Yes, we lay screed over water and electric underfloor heating. Recommended thickness is 50–70 mm with mesh or fibre reinforcement; the mortar fills evenly around the pipes with no voids.
Is the site survey chargeable?
No — the site survey across Kyiv and the region is free. The surveyor comes at a time that suits you, measures up, determines the required thickness and prepares a quote with exact costs.
Which districts of Kyiv do you cover?
We work across the whole of Kyiv: Pechersk, Podil, Obolon, Darnytsia, Sviatoshyn, Holosiiv, Shevchenkivskyi, Desnianskyi, Dniprovskyi and Solomianskyi districts. We also travel to the suburbs —Brovary, Irpin, Bucha, Boryspil, Vyshneve, Hostomel, Kyiv region.
Can screed be laid in winter?
Yes, with one condition: the indoor temperature must be at least +5°C. Semi-dry screed has a winter advantage — little water means less risk of leaks downstairs. If the space is unheated, we use heat guns.
