Screed
in apartments
in Kyiv

Semi-dry machine-applied screed is the best fit for an apartment. The method keeps water to a minimum, which rules out leaks to the neighbours below and shrinkage cracks. A Brinkmann or Putzmeister pump feeds the mortar straight from the street, so no mess is made indoors. After 24 hours the screed can be walked on carefully; tiles go down from day 7–14, laminate after a moisture check (≤2%).

Why the semi-dry
method is better

Outdated method

Traditional (wet) method

Too much water in the mix: as it evaporates you get surface defects, shrinkage cracks and warping. Higher cost, longer schedule, greater risk of defects.

Machine-applied (semi-dry) method

Minimum water content — exactly as much as the cement needs to hydrate. A lower water-cement ratio means less cement for the same volume, and cement is the most expensive part of the mix — hence the lower price at higher quality. Shorter schedule, a perfectly flat surface with no cracks or shrinkage.

Why semi-dry screed
suits an apartment

Floor screed in an apartment is the most critical stage of the first-fix works. It decides how the finish will sit and whether you end up with a problem with the neighbours below. Semi-dry machine-applied screed suits apartments perfectly: the minimal water in the mix makes leaks impossible, and pumping the mortar keeps the job fast and clean.

We work in new-builds and older housing stock right across Kyiv. The optimal screed thickness in an apartment is 50–70 mm. Where the floor slab runs badly out of level, we add reinforcing mesh or fibre to hold cracking in check. The mortar is delivered by a pneumatic pump Brinkmann and Putzmeister straight from the street — no mess in the apartment or the stairwell.

Timescale: a crew of four screeds a two-room apartment (50–60 m²) in a single working day. After 24 hours the screed can be walked on carefully so other trades can carry on. Tiles and porcelain stoneware go down from day 7–14; laminate after a residual moisture check (≤2%), roughly from day 21. Full design strength is reached at 28 days, and drying time under moisture-sensitive finishes depends on thickness and conditions in the room.

Getting ready for the job: we bring the equipment and materials on the day of the pour. You need to provide access to water and 380 V power for the pump — or agree with us in advance to use our diesel compressor instead. Furniture does not have to be moved out; we only work on the floor.

Screed in an apartment starts from UAH 800/m² for grade M100 with no extras. For apartments with underfloor heating or awkward geometry the price can reach UAH 900–1,100/m². To get an exact figure for your apartment, use our calculator or book a free site survey.

We ordered screed for a 130 m² office. I doubted they could finish in a day — but they did, working non-stop and cleaning up afterwards.

Frequently asked questions

Do the neighbours below complain when semi-dry screed is laid?
No. Unlike wet screed, the semi-dry method uses water only to hydrate the cement, so the quantity is minimal. There are no leaks to the floors below. That is one of the method's main advantages in apartment blocks.
How long does screeding a two-room apartment take?
A crew of four screeds a 50–60 m² apartment in one working day. A larger area (100 m² and up) may take two days. The screed can be walked on carefully 24 hours after the work is finished.
Do I have to move the furniture out?
No. We only work on the floor, so nothing has to be taken out. Heavy wardrobes can stay where they are — we either work around them or shift things temporarily within the room.
Will it make a lot of mess indoors?
No. The mortar is mixed and pumped in from the street through a hose. There are no sacks of sand, mixers or buckets inside. All that is left are offcuts of edge strip and polythene, which we clear away.
How thick should the screed be in an apartment?
The optimal thickness for an apartment is 50–70 mm. The minimum over a floor slab is 40 mm. If you are planning underfloor heating, allow at least 50 mm above the pipes (70–80 mm in total). The surveyor sets the exact thickness once the substrate levels are measured.
How soon can laminate be laid?
Laminate goes down after a residual moisture check on the screed, roughly from day 21. Before laying we always measure the screed with a moisture meter — the reading must be no higher than 2%. Tiles and porcelain stoneware go down from day 7–14, engineered board once moisture is at or below 2% (usually from day 28).
Will you screed a new-build with no water or electricity?
Yes. New-builds often have no water connection or stable power. In that case we bring our own water tank (1,000–2,000 l) and a diesel compressor. No problem at all — it is a routine situation for us.
What does screed cost in a one-room apartment?
For 30–40 m² the price starts from UAH 34,000–37,000 (standard M100 screed, 50 mm thick, no extras). For an exact figure for your apartment, use the calculator or book a site survey.
